Unfortunately, it will be difficult. You already know that , sorry ...Anyway unless you can afford a very high interest rate for at least the first year, you are better off trying to find people willing to do a land contract. See after a year on a mortgage you can refinance as long as all your payments were on time. There are a few lenders I know of. Countrywide, Greentree, First equity, and hfc, but if your credit score is lower that 550 the interest rate is high, My fiance and I have had the same problem, so we had to stay between $80,000 and $100,000, so that we could afford the taxes, home owners insurance, etc. Or try to find a "for sale by owner" home. Today's market is a buyer's market and people are having trouble selling there houses, so you may be able to work out a rent to own agreement for the first year or so, and use that time to better your credit, plus you can use the owner as reference to your payments and credibility.Be care how many lenders or people you allow to run your credit each time lowers your credit score anywhere from 3 to10 points, we learned that the hard way, as my score went from 568 to 492 in less than a month. Good luck

What are your credit scores? You need to have all 3 bureaus pulled so your Loan Officer knows exactly what he/she is working with, including your middle score. Take a complete application as well to see if you qualify for anything now. If not, it's a great opportunity to map out a game plan so you can buy in the near future.
Lending Tree? they give your name to many lenders who will solicit you. You are better off contacting the lender directly and sitting down with a Loan Officer who will take the time to get you in a house!!

Try lendingtree.com
but first, do all the research you can abou the area you wan to buy a home in. Also, take some time and clean up your credit as well as save some money for an emergency fund and a little larger down payment. 6 to 12 months of preperation to buy your first home will save you a lot of money and aggrevation over the next 5 to 10 years.

Depends on how bad. Ask your agent to recommend a good lender. They should have a handful that they use.
Secondly, you would be best served to clear up some of that bad credit first. It will save the hassle & agravation of the process, not to mention the added cost of the higher interest that you certainly will pay due to the credit issues. They may ask you to pay off any outstanding delinquencies.

some - not all - non secular human beings have self assurance that the really thanks to stay an ethical and righteous existence is by the church. Given as there are as many examples of folk who're "strong" and stay outdoors of the Christian church (or religionin accepted) as there are "undesirable" those who stay interior of it, it truly is fairly mug non secular hogwash. Being an atheist isn't any extra in all likelihood to make you evil as being a Christian is, and what human beings on all aspects of the non secular divides favor to comprehend is that the easy teachings of maximum religions is merely to be variety to at least one yet another, and also you may want to get that style of morality with or without non secular beliefs (or fail to get it, for that count number). in case you nevertheless have self assurance in God and Jesus then you truthfully are nevertheless a Christian, you actually do not stick with one if the numerous divides interior of Christianity. you're leaving the church, not the religion, or perhaps inspite of the indisputable fact that i do not understand you I appreciate you for the alternative that you're making because i can really commence to imagine how troublesome it change into so that you'll come to it and the struggles that you'll have evacuee o it (or the struggles that you've had ha you not left). i'd recommend that in case you nevertheless have self assurance in God and Jesus you may want to favor to verify different kinds of Christianitu. not all Christians are hostile to homosexuality; Anglican church homes are formally not hostile to it, as are ecu reformed church homes, besides the actual incontrovertible truth that the degree of recognition relies upon on the position you're, and replacing might want to worry your "pal(s)" as a lot as merely leaving.

There are programs that don't rely solely on your credit score. FHA programs. If you can come up with three percent down and you are not carrying huge amounts of debt than usually you can qualify. The rates are reasonable and the loan is federally insured. If you have any further questions about mortgages or finance please write to me at mdesdunes@sicloans.com
