The best offer comes into play for an expansion team, but if you are talking about an already existing team that depends on the size of the market (NY and LA are big markets so they can support a team better)
other than potential fan support you can look at how good a team is
during the 90's and the bulls hey day they were valued as high as 800 million and then after jordan retired dropped down to about 250 million
also most majority owners don't own 100% of the team just atleast over 50% so to control an nba team you don't have to pay the enire amount but that's also your share of the payroll

Something in the order of $250-550 mil., depending on what team you were looking to buy. Forbes had a list of NBA team valuations back in 2005 that listed the current value of each team in the league, with the KY Knicks on top, valued at $543 million.
