Termite damage?
I am in the process of buying a house, and now they found 6 ft termite damage in the garage. I don't have an agent and don't know what to do..The seller will be repairing the damage but I just don't feel good about it. Please help

Ok here is my delima

The house need roof and windows replaced therefore owner went down in price about 15,000 and now the termite...This is our first home and I just don't want it to be a night mare...We are currently renting the house and are in contract until the end of july so i can't buy another house right now but just don't feel right about buying this one at all I'm so lost..If we buy and repair the roof, window, floor and pain we might be able to make some money but termite problem is huge

They are repairing the problem and give us a bond on the house for year...

The house is a two bedroom house in wonderful location, It's a great flip house, I am paying 15000 less than market value. Homes that are 3 times the value of mine is going up right in front of ours. and like i said the house is in the best location of the county with wonderful school system... I know if i do repair and some upgrade i can get good money for...Oh we have already signed a contract.

ALWAYS LISTEN TO YOUR INNER VOICE AND YOU WILL NEVER BE DISAPPOINTED.

I have learned that when something is not right, wishing for it to be right is not going to happen.

The house sounds like to me it is a tear down. Would it pay you to tear down the house, and bring in a mobile house? What is the value of the land that it is current setting on? What is so special about this house that you would even consider buying it?

These problems can be fixed. Depending on where you live, termite damage can be quite common. As long as the damage is repaired, you get a thorough termite inspection and spraying, and work in some kind of stipulation that any further termite damage discovered within 6-12 mos. is repaired by the owner, you should be fine.

Termites have gotten quite a stigma, but having termite damage doesn't mean the house is a loss. Just proceed carefully.

So, you got a home inspection right? Or just a termite inspection?

WHY do you not have an agent? Their fee is built into the price! How in the world do you know what the comps are for the area? It sounds to me like you are getting taken. Are you already under contract?

No, this house sounds like a nightmare and I would walk. And then get an agent, and start looking again. The fact they came down $15000 in price is a huge sign that you need a professional to help you.

When it comes to termites, there are only two types of homes: Those that have had them, and those that will. Staying on top of them is just another cost of home ownership.

Frankly, I'd rather that termites were found on a place I was planning on buying since full treatment will be needed as well as repairs of the damage, all at the seller's expense.

Termite damage of that extent can be repaired. Just make sure that the house is THOROUGHLY inspected and that it is the only place where there is such damage. Then, you have to have the home treated each year. There's no getting around that. Fail to do so, and you're sunk.

But the problem you described doesn't seem, in and of itself, to be enough of a problem that I would walk from the sale... if I really liked everything else about the house.

You can buy termite inspection/treatment with a warranty on future damage. Maybe the seller would pay for it. If you get an agent the seller would have to pay them 6%, so there's a waste of money.
Your position of not being sure about buying is a great bargaining chip on the price/conditions, etc.

well in the long run it will cost you more to get rid of termites and fix the damage. i wouldn buy it unless you trully love like the location, style of home ect...

Make it a stipulation in the purchase agreement that they eradicate the termiate and do the repairs. If they don't want to do that then don't buy the house.

Why don't you have an agent? They could advise you better. It doesn't cost anything and you wouldn't have to rely on the people here.
