Hi guys, I was wondering if any of you had experience with this. I'm intending to sublet my apartment for a year. I don't want to use a broker. I have a great couple who want to take the place. They have great jobs etc. What is the procedure though? I should ask for a security deposit, right? They move-in date would be January 20th. Should they pay the security deposit AND the first month's rent upfront before I give them keys and sign the lease? Should I accept a personal check for this or should I ask for a money order, cashier's check or cash for the initial upfront payment?

This is a "legal" sublet and I have authority to sublet my place.

Formulate a traditional landlord/tenant agreement. X$ is your security deposit in the event of damages incurred. X$ is your first months rent, and is the recurring cost. Refer to your states landlord/tenant laws to find out what you are expected to do in certain situations.

Your hire is a legal checklist, for this reason if i demands landlord approval to sublet, it in all fairness ironclad. the owner's purely problem is getting paid. in maximum circumstances, they gained't merchandise to a sublease, as long because of the fact the hot occasion is a suitable tenant. i'm assuming that the occasion you desire to sublet needs your apt, in lieu of beginning a clean hire without postpone with he landlord, because of the fact he/she the two desire to hire for leass than an entire term, or your words are under the industry fee. as long because of the fact the owner knows that the hot tenant isn't interested in a sole hire, in case you grant the thoughts to appease any concerns, you will desire to have not got any themes. you desire a credit for the sublessor. you apart from would desire any techniques, besides as a income (verifiable) historic previous. grant all that thoughts, including an entire hire utility and any credit expenses the lessor will incur, and you will desire to have not got any issues

If you are in a city where you can access Craigslist, it's a great way to sublet!
