Can the vendor be obliged to remove junk, carpets and units?

The place we are buying is in need of lots of work. There is a room filled with junk and the carpets are disgusting. As part of the sale, is the vendor obliged to remove these items if the buyer does not want them? Thanks.

If it is in the contract the Vendor has to remove them. If it is not, you have to do it.

Sellers of real estate are required to remove all their personal items from the property. However, as additional insurance, I would insert an addendum into the sales contract stating that they will remove those items by the closing date or you withhold some amount of money equivalent to the cost of having someone clean up and remove the stuff.

There is normally an item in the exchange contract that says seller will remove all rubbish and personal effects.

If they don't you still have to give them time after you exchange. You cannot just order a skip and them charge them for it. Normally a court will expect you to give a seller 2 weeks to remove it.

It makes nonsense of the exchange contract but then most of the contract is a work of fiction.

Our current house took 14 ( lost count at that point ) skips to remove the rubbish ( and about 40 trailer loads ) but whats the point in chasing the previous owner. just look forward, not back. One room is nothing.

no they are not obliged but you can write to your solicitor asking for them to write to the vendor and then they are obliged, i done this last year when i bought a house that needed a lot of work and it made the move a lot easier otherwise i wouldve had to of ripped dog pissed carpets out before i moved in

Yeah they have to remove all items not agreed in the sale otherwise you can charge them to have it removed x x x
