San Diego and the entire surrounding area has very high rental rates and high occupancy rates as well. However, prices are also very high for those buying property. You may have to look around to find a fixer upper and do some work on it for the best bang for your buck. There are always duplexes and small buildings for sale as well as houses that would make good rentals. That is the area I know best, so that's the only one I can recommend. Good luck!

Any place is good if you have enough down payment to minimize the chance of losing the property. Let someone else pay most or all of the bills. Real estate is always good if you are smart, have done you research and are willing to hold it for 10 years. Who wouldn't buy stock if someone else was going to help you pay for it?

Near a college, university, or in a city because there will ALWAYS be people looking to rent in those areas.

Location, location, location. Should be on a transportation route (bus, near a highway, etc.), close to shopping, entertainment, schools, etc.
