Manufacture Home: A structure transportable in one or more sections which,in the traveling mode,is 8 body feet
or more in width or 40 body feet or more on in length or,
when erected on site,is 320 or more sg.ft.,and which is built on a permanent chassis and designed to be used as
a dwelling with or without a permanent foundation when connected to the required utilities, and includes the plumbing,heating,air-conditioning and electrical systems
\contained therein; except that such term shall include any structure which meets all the requirements of the par-
agraph except the size requirements and with respect to
which the manufacturer voluntarily file a certification
required by the secretary(HUD) and complies with the
standards established under this title.
For mobile homes built prior to June 15,1976, a label
certifying compliance to the Standard for Mobile Homes,NFPA 501, ANSI 199.1, in effect at the time of
manufacture is required.For this purpose a mobile home
shall be considered a manufactured home.

The code does not recognize "modular".

Terminology is one thing that makes them different. Mobile can have a permanent foundation or not. Manufactured homes are assemble at the factory and transported to your location. They can be set into the ground or set above the ground with steps going into the house. Modular are basically the square shape with standard rooms. Manufactured homes look like a stick built home and once they add on all of the extras it can cost you almost the same as an stick built home. They sound cheap but you have to add on all of the extras; foundation, transporation to your site, permits, land, extras that you want--fixtures, flooring, deck, windows, tubs, kitchen cabinets, etc. A relative ordered a house from another state and the problems that he had to go through to get the home on his property. They cracked a wall, and then they set it down on the main street because they did not have the right type of jack to lower it into the ground. It set on the main street for two weeks and the Highway Patrol put a ticket on it, and he had a hard time getting the company to come back and move it to his place. This company had taken many people money and then they filed bankruptcy. It became an legal issue, and the head guy is setting in prison. The company is still in business because they are using a different name. DO YOUR HOME WORK BEFORE YOU GIVE ANYBODY MONEY.

I read the other answers before I decided to answer, I live in a manufactured or modular home in Ohio and there is no difference, they are both brought to the site and put together, at least that's how it is done in Ohio.
A trailer is something you can pull on the roads and you can not pull a man. home on the roads unless you want to take them apart.

There is some cross-over in the terms but primarily:

A manufactured home will be assembled in pieces off-site. All the pieces (walls, trusses etc...) will be assembles together at the site.

A modular home is a home that has entire sections, such as wings, or rooms brought to a site and arranged there. Primarily with trailer type assemblies.

Modular homes are built in pieces in a factory or indoors and put together in-site. Manufactured homes are usually refered to as mobile homes.

Manufactured is a trailer and mobile.

Modulars have wood framing pre-fabbed in a facility, then shipped and braced together on the jobsite.

Two types of modulars: "on frame" & "off frame". On Frame is when the house is set on a transportation chassis and set on the land - typically will not increase in value. Off Frame has a standard crawl base or basement that it is set on - will generally increase in value.

Manufactured is more like a kit that comes ready to assemble
Modular is one that's already built and you just have to set it up- in the old days they were called trailers- today there are some really nice ones that you wouldn't know were ever hauled in by a truck. Good luck & God bless.

a manufactured home does not sit on a foundation and is built in a factory. a modular home sits on a foundation and is mad in a factory
