I am not sure where you work, and what your budgets are. The following areas in Mumbai are value for money - many analysts predict appreciation in prices in the coming years in the folliwng areas:

1. Thane (properties at Hiranandani, Neelkanth and Vijay Group)
2. Navi Mumbai (suggest Nerul and CBD Belapur) - even of you work in the southern part of the city, driving down is not so much of a pain as on the Western Express Highway
3. Goregaon (New projects at Aarey colony are enticing) - the rest of the Western Line is saturated and overpriced
4. Mulund Bhandup

the real estate sector is booming day by day, and it is a very lucrative investment, But the basic thing is that in and around Mumbai where r u getting the land for investment. The land near main road is the best investment but perhaps it is not available, U will have to go for Flats/Complex built by the builders at the fancy price, It is advisable to buy those but at a normal rate, after due negotiations, because now a days the maintenance charges for the society is too high, and paying it Will not give u attractive returns,
Regarding areas in Mumbai, it is well suggested by others.

Real estate always appreciates in value no matter what location. Find areas at the outskirts of the city , but not very far from it. The population is growing and so ill be the need for new homes. Grab the opportunity now.
