I have a fairly old (not exactly sure, maybe 10 years) electric water heater in an apartment. I'm quite sure that there has been little or no maintnance done previously.
The bottom element was bad, and we replaced it with a new one. Now, frequently, the T&P valve is releasing great quantities of water. Is this caused by the new element keeping the water hotter than previously? Do we just need to replace the T&P valve?
There also seems to be water coming from somewhere inside the metal casing. The insulation is wet between the upper and lower elements, but neither element is leaking. Ideas?

Turn off the Power to the heater. Look at all connections going into the heater to see if any are leaking. If you find a loose pipe or fitting try tightening to stop leak. You probably have a hole in the tank if you can not find a leaking pipe. You will need to replace the heater if this is so. The problem with the T&P valve could possibly be the thermostat has been turned to a very high level or the thermostat is not connecting tank directly. Causing the water to boil and relieving the valve. I would make sure the thermostat is making a very good connection on the tank and turn it down to about 130 deg. you will also have to turn the upper thermostat to 130 deg. also. But if you have leak in tank your first priority is to replace the heater.

It's possible you have a scale buildup inside the hot water heater due to hard water in your area. If that's the case, the scale would encase the bottom of the heater, often causes the element to burn out, and can clog the discharge pipe.
If you can do it, open the heater and check the scale buildup -- you should be able to see it and scrape it out. Otherwise, it's time for a new heater.

You have a bad T P valve but no point in replacing it it there is water comming from inside the case your tank is leaking and will only get worse

If it's 10 yrs old get ready for a new one. T & P valves release for 2 reasons too much pressure or too much heat, sounds like the new element might be too large (watts)

Sounds like your trying to repair junk.You should replace it,but till then try turning the temperature setting lower,you may be right in thinking the new element is over heating the water.Hope that helps some.
