I understand real estate moves in cycles. Should I wait 5 to 8 years to start gettting ready for the next real estate boom or start now?

To "invest in property" is too vague. If you're thinking about flipping, building, or developing, wait. If you're thinking of owning as a landlord, it could be just the right time as interest rates are increasing. During periods of increasing mortgage rates, rental vacancies decrease. Obviously location is very important. Real estate is always a good place to be, it just depends on what you're doing, when you're doing it, and where you're doing it.

I'd say you should wait. Investors are opportunists. The boom is over. I'd bet you can get properties for much less in a couple of years. I saw one property go from 189k to 157k in three months.
What will it be in a year? Who knows? Play it by ear. If you do it right you can do very well with real estate. I'd hold off though.

Loaction is the key but now is NOT the time to invest in real estate and 5-8 years is too long to hold off as well.

right now ,real estate is to expensive,those who bought when it was booming,is now stuck with property they will not be able to make investment back,just look for the best deals of course.

It really depends on where you are and what you want out of your investment. It's never to late to start investing.
