If I was to build my own house say a 3 bedroom basic house no swimming pools etc just a small 3 bed house how much would it cost me, from start to finish builders, mateirals etc In England

About one hundred thousand pounds for the house. The problem will come in finding the land. England is almost impossible, with Wales and Scotland becoming increasing difficult.

If you have the land already, it is definitely worth it. Allow a ten to fifteen percent cash cushion when managing the scheme to overcome any unforeseen eventualities. Obviously keep that knowledge to yourself!

if you want to make the house in London or any big city that will be very expensive, why not buy it, that will be better option to save money and time. However, the cheap will be in web, ask yahoo, that have some cheap house in yaoo.co.uk, and on yahoo.com/geocity is free. By the way, why do need three bed room, do u have three wife?

If you employ a builder, work on £1000 /£1250 per square metre.
If you wish to employ trades such as bricklayers, roofers etc, work on £800 / £1000 per square metre.
Add 15% to cover architects and surveyors fees.
Don't forget to add for land costs.

I would say that you should get in contact with a self build grooup. A lot of the members are tradesmen themselves, and they all share their trades. They also can get materials at trade prices. They can advise on getting plans through. In fact all you want to know about building your own house.

The house would be about 100k ..on top of that you'll probably need another 150k for the land..Better off buying a house for 250k.

i saw someone on the telly do it, the house was amazing, they built it in wiltsure, they bought they land then started the build, it was bigger than your plan though, it cost them 250k, sounds like a good idea to me, if only i had the money! good luck

There are permits, and you must be licensed as to plumbing, electrical and other technical qualifications according to your local area.
