It could be for a variety of reasons. Usually when an offer is made on a house, there are contengencies placed on the offer. This can range from loan approval to sale of another house. The buyer also has a period of discovery where the home will be appraised and inspected. If the buyer finds something during that time period that they are not comfortable with, they will either re-negotiate or pull out their offer. Unfortunately, most of this process is often protected by confidentiallity agreements, so no one has to tell you anything. If this is a house you're interested in, discuss making an offer with your agent, then get a home inspection. Any qualified inspector will be able to identify major issues with the home that would prevent it from being a sound investment.

Seller could of had disagreement with buyer over something ,say repairs or loan fell through. If it was a mutual Withdrawl, the buy will get his or her deposit back.Generally withdrawn means the seller has taken the property off sale.

Can be either, but if it is now withdrawn, I would think the seller no longer wants to sell - unless they are re-entering it as a new listing. But normally they would just change it back to active.
Maybe something came up in the inspections that the seller must fix before selling.

It could be either party that backed out but usually it is the potential buyer that backs out.
