i have recently moved in to a house which is being bought and i think that my neighbour has taken parts of my land at the front and rear. the problem is that i dont know where to go or who to see about the issue. my neighbour is also a right arrogant a!!hole who makes me feel horrible. he has scratched my car, let the tyres down and even undone my wheel nuts and my wheel came off on a duel carrageway at 60mph (luckily it was a straight road) please people help me find a decent solicitor and info i just cant take any more. i live in uk stoke on trent

borders will be accurately measured on your deeds and registered with the land registry office which will have an outline of your property which you can get it for a small charge. If you feel threatened by this guy or your property install cctv outside your home. not a nice option I know but it is a big deterrent. We had a neighbour like that once but then he had a stroke and became friendly towards us. Things Change,Good luck.

The above all seem the sensible ways to approach this situation. Your neighbours actions are criminal. Note all incidents including date time and signiture in a logbook. Try and get a witness to sign (partner or other). Install a video camera. A cheap one will do. Ensure the date and time are displayed and that it has good night vision - This all sounds a lot more expensive then it is. computer fairs are good starts for home security.. Personally I like the one in Manchester, NW (Bowler exhibition centre).

At the moment its your opinion against his. Aquire as much evidence as possible and makes sure its validated in a log with a signiture of a witness who will be happy to stand by you if any court appearences are required.

Certainly contact the police immediately of all events and place in a complaint. Be careful of your aqusations and if your unsure, say so. Otherwise you leave a back door for suing through false allegations if you can't prove it in a court dispute. Emphasise that your life has been seriously jeprodised along with your familys' and that of other motorists. This talk gets police listening a bit more carefully.

approach your neighbour and try and settle this diplomatically and peacefully. I know it sounds utterly useless at the moment but if you think about the potential legal battles and uncomfortable nature of 'living next to the enemy', then swallowing some pride here might pay off. DO NOT PUT YOURSELF IN DANGER. If need be ask police for help with this.

As suggested before, pursue the solicitor who handled the purchase of your property and the deeds to your house. They will state land boudaries. From here on in your best talking to solicitors to handle your case. Shop around in the yellow pages and such and get some projected cost quotes. Police may even be able to help you with this. If not the Citezen Advise Burae should be able to point you in the right direction (just be patient with them).

You should consult a solicitor, preferably one that may hold your title deeds. If you are unable to get your title deeds, you can contact the Land Registry who will charge a small fee for a title plan of the property. The boundaries as shown on the plan are legally part of the property, and you may sue for trespass of your land if your neighbour does not give you your land back so to speak.

You should have some form of boundary information with the title deeds for the property, this will prove or disporve your theoary.

If your neighbour is causing criminal damage and endangering your life then that is a matter for the police, keep a diary of all the incidents that happen then you can take them to your council.

You neighbour doesnt sound like a very nice man, it amazies me how some poeple can enjoy cause other so much misery, usually because they lead a sad and lonel life, but try not to react to him this is what he wants, if you react he has won, your not reacting shows him that you are above his childish and dangerous behavior, I know that this may be hard when all you want to do is thump him!

First you want to live by this wanker in a bought house?????? Use your instinct and buy elsewhere.
If however you are buying the house instruct your surveyor to maybe paint lines on the boundary lines , also your deeds hold the measurements of your property. I had a similar aggressive new neighbour who blocked my drive daily with her car stating no one has lived here for 10 years ...I have rights .. I ask you hahahaahah , I waved a dubious deed at her and she backed down a touch , then i told her not only would i clamp her car i would tow and destroy it in the process, as it turned out it was similar , the land was rightfully mine and now she cant look me in the eye knowing she is a liar.. Go legal , ask your lawyer , if its a bum deal live elsewhere , I don't fancy living next to your *** hole hahahahah

You need to get hold of a copy of the title plan - if you have just moved, your solicitor will have a copy.

If from the plans you still think he has claimed some fo your land, you need to speak to your solicitor asap.

I come across this type of thing now and again in my job as an estate agent, and it can be a lengthy process if your neighbour does not conform.

Contact the Police,criminal damage & possable attempted murder charges.
Then contact the land registry,they will have details of boundaries.
You should try to find out if the previous owners had trouble with the same neighbour.If they did,then they should have said so to your solicitor,you should then have been advised about the problem.-You could have a case,against the previous owners and your solicitor.

Two things to do: talk to the police, and do some surveying, either by yourself or hire one. You should have a legal description of the property, showing the boundary line definitions, and you check that against the actual boundaries by measurement from the physical marks.

put 4 stakes around the property, and inclosed in those parameters is the property. Outside of that area is considered outside the boundry.
