First, failure to pay rent, destruction on the landlords property (trashing the place) failure to abide by the landlords rules and regulations (loud wild parties on any given night) having to call the police for any reason. Any violation of that lease is grounds for eviction. To my knowledge its the only grounds for eviction. Check the lease though, there may be a provision stating that eviction or termination of the lease is at the landlords discretion.
