A landlord may evict a tenant who has signed a one year lease for any violation of the lease. Non payment of rent, non payment of utilities that are specified by the lease to be the tenants responsiblility, loud or offensive behaviors, destruction and animals or extra tenants not on the lease.

Well there are several things that can apply here. First, failure to pay rent, destruction on the landlords property (trashing the place) failure to abide by the landlords rules and regulations (loud wild parties on any given night) having to call the police for any reason. Having more people living in the place than agreed to on the lease (letting 4 or 5 others live with you) hope this helps.

Any violation of that lease is grounds for eviction. To my knowledge its the only grounds for eviction. Check the lease though, there may be a provision stating that eviction or termination of the lease is at the landlords discretion.

Being behind on the rent, damaging the property, having people not on the lease live there, being a nuisance ( loud parties, pet noises, things like that). Read your lease. If you are in any way not complying with the lease, eviction may follow.
