Ignorance. People who do not know better , can only see the 6% or 7% commission (10% on land and commercial) being spent. They do not know the VALUE that comes with that commission charge. Also, there have been a lot of crappy Realtors in the world, out to get rich quick and screw over thier business associates......... gives everyone a bad name.
I recommend having someone you know and trust refer you to a Realtor they also know and trust!!

I like the answer above. In Scotland, the system is a little different. there, attorneys list properties with something akin to the MLS. In most localities they also produce a paper with the listings in it, which is usually available Thursday lunchtime, for free. You view the house, get a survey done by a professional (who has no interest in the selling price) and then go through the bidding process. The seller's attorney takes a fee from the seller to market the property in the "MLS" system. usually, this is a one-off fee and quite modest.

We used a realtor when we sold our house a couple of years ago. Frankly, I think it was the best available way to go. I would have preferred it much more if I had been able to sell using the Scottish system.

The real estate salesperson only makes money based on the buying price of the property, typically. Therefore, they have a personal incentive; a self-interest, in bidding up the price of whatever they show you. This is not necessarily true in all areas; in parts of western Pennsylvania I have noticed that this abusive practice is refreshingly absent. Whenever you have artificial emotional price-inflation, you have people being taken advantage of by sellers, lenders, title insurers. Real estate salespeople, furthermore, have a great deal of vested personal selfish interest in keeping the rest of us in the dark with regard to real estate transactions and how they work. If we get educated about what is really out there and how the different market sectors operate, it turns out that Realtors are essentially a cancer on society and we (MOST OF US) do not need them. Instability in housing prices, invariably result in crashes as we are beginning to experience now -- people are discovering they've been "had" in large numbers.

The various real estate markets can been analogized to the clothing markets: you can get your house through a Realtor just as you can go to Gucci's in New York for your clothes. You can get your house at a judicial tax auction, just as you can get a perfectly good outfit at your local thrift store or a yard sale. Depends what you want. But the Realtors would have us to believe they are all that there is -- DISHONESTY in action.

So many of them are so bad. Make sure you use someone who does it full time, and has been doing it full time at least 2 years+. The good ones are very good, and deserve every penny they get. The remaining 75% are marketers.
