If it lapses can I still be made to sign another 1yr lease or is it turn automticly to a month to month I live in calif.

Yes it goes month to month until you sign another lease

The advantage of signing another lease is that the rent would be fixed. If you are happy to sign for another year, you should extend the lease, but negotiate for a good rental rate, especially if you were a good tenant. After your lease expires, you now become a month to month tenant. Whether you sign another lease or not is up to you. If the land lord wants you to sign a lease and you refuse, he can give you a 30 days notice to vacate or just keep you as a month to month.

Read your lease and see if it says anything. Most leases do go to month to month after the first lease period, especially if it's a year or more.

California might have special laws on that - I wouldn't know about that.

I'm not sure on California laws nor am I a legal expert. but generally that is the case. Once an annual lease expires and it is not renewed it becomes a month to month.
