Just go to Gamespot.com and pick the one's that YOU like or just the ones that are rated highest. While Some people love sports games - I don't. Anyone can put together a list of "best selling" or "highest rated" but that doesn't mean anyone who buys it is going to love it. If a game recreates the NASCAR world in the best and most vivid detail ever it doesn't compensate for the fact that someone might not like NASCAR at all.

Gears of War - Best 3rd person shooter of any game system
Oblivion - Best RPG of any game system
Call of Duty 2 and 3 - Best new first person shooter
G.R.A.W. - It's pretty good.
Need for Speed Carbon - Best racing game.
Fight Night Round 3 - Boxing
Madden 2007 - Football
Halo2 looks great and plays great on the 360.
Alot of people also like F.E.A.R. , Dead Rising, and Saints Row.

I consider the following must haves:
Gears of War
Dead or Alive 4
Elder Scrolls IV Oblivion
Burnout Revenge
Rockstar Table Tennis (for being a table tennis game it's quite amazing)
And...another one to definitely consider is what will bigtime make the 360 when it arrives....Halo 3 :)
