is there such thing as a property manager that will take care of the maintenence of the house that needs to be done and the tenents and all of that stuff .......is there such a thing?

Certainly ... many times such people take on this position in lieu of paying rent and for a smaller salary than normal. If the person or persons already have their own accommodations, then salary alone is negotiated.

One caution: check references ALWAYS Some people will claim to have certain skills/backgrounds but unless there is proof of actual work in these areas, you are taking a risk in hiring anyone who doesn't fit your profile and can't carry out some or most of what you require.

You may find it difficult to obtain the services of a well rounded Manager, meaning one who does repairs, tenant dealings, rent collection, etc. Sometimes it's necessary to hire a firm that offers these services through several people.

Whatever the requirement you have, do your research about this field and don't be afraid to investigate applicants claims of knowledge, background or experience

Absolutely! Only do rental properties with property managers. They typically charge 10% of rent and are an enormous advantage provided you have the cash reserves to allow them to do maintenance and repairs on a discretionary basis as they see needed. I managed properties due to I am just getting started and I hate it! It is a horrible wast of my time when I can make so much more buying and renting bargains at a price low enough for a mgr. But I'm getting started.

That is EXACTLY what they do. I have one. My tip to you is to DO YOUR RESEARCH! I have an EXCELLENT one. He rents out, collects, and sells my properties. Also, if you have incorporated, their fees are tax deductible. A good one is the difference between making money and losing money.

Advice-Be careful of telling them that they don't have to tell you below a certain amount to fix things. Ex. If you say, "You can fix things below $200 without my approval", you may find 20 charges on your monthly statement for like $190 and they are BS charges.

yes plenty of them. its just a management company and they get like 10% or so of the rent to maintain the properties.
