YES!!!

Every state has a program for lower income home buyers. Depending upon how low your income is they also give you money in the form of a small second that you never have to pay on (and is forgiven over a relative short period of time. The only way you have to pay it back is if you sell the house too quickly after you buy it.) If you tell me where you live I can direct you to the website that covers the important information. Some, not all, mortgage brokers know about this program but because they aren't on their approved lenders list they don't mention it or they don't mention it because the program limits the closing costs disabling them from making as much money as on a normal loan. Sometimes these programs require credit counseling, but often not and if you are ready to go they are there to help. In KY where I live, they offer $4500-15,000, but in California they offer a minimum of $15,000 due to housing costs. They usually also offer a better than average interest rate than others usually can get.

In Oklahoma, the program is called Little Dixie Housing Authority, and they will build you a house, then set you up with reasonable payments according to your income. If you're Native American, check with your tribe also, because many tribes now have their own low income housing authorities and will build you a nice home with your choice of carpet and tile, and a driveway and garage, depending on how many kids you have, they'll also give you an extra bedroom in case you need it down the road. However, most of these programs require you to have good credit, so pay up your bills if you have any outstanding bills to pay before you check into any housing programs.

Not specifically for a single parent but there are programs that allow for large seller contributions and gifts from family to help qualify.

It depends on where you live. I would recommend starting with your City's website and/or your County's website. If they don't have information on their websites, I would give them a call.

Make sure you do your research and ask a lot of questions. The city I live in offers down payment assistance and low interest rate loans for low income and first time buyers. However, if the property is ever sold, the city is entitled to 20% of any profits from the sale.
