How do you write up a lease agreement between a landlord and a tenant?

Well it ultimately depends on what state you are in and the tenant/landlord laws that are followed in that state. You can usually find a template to go by on the internet by doing a search for rental agreements or lease agreements. Before you actually use it as a real lease I would have it looked at by a lawyer or someone in the legal profession just to make sure all of the bases have been covered and to confirm that everything provided for in the lease is legal.

Write on a piece of paper all the rules and expectations you have of any tenant you may have. Stuff like, no pets, deposit, rent amount, the duration of the lease, the address for which the lease covers, what happens if rent isn't received or tenant breaks lease... Then you both sign and date it.

Get an attorney to do it. That's the only way to properly protect yourself. You could get a "canned" one at an office supply store or stationery store but you should still have a lawyer review it.
