Someone might say :-
I like to drive sports-cars. Mind you, they can be dangerous.
After a 100% positive statement in the first statement, 'Mind you' introduces a second sentence which is going to say something negative about the first sentence, or that the first statement isn't completely true or has some problem with it.
Another example might be :-
I had a fantastic vacation (I was 100% happy with it).
Mind you, it rained a couple of times (it was less than 100% perfect, so overall the vacation was 90% okay).

You should be asking "What does this phrase mean?"
Mind you means that the person should be aware of something...that they should keep that bit of information that follows the phrase "mind you" in mind as being important.

"Mind you" is an abbreviated form of "Keep in mind".

for example
