well pressure goes up to 60 and backdown to zero every few seconds

Does it go to 60 with the pump on and then go to zero when the pump shuts off? How long does it take to go down to zero?

Do you have a cutoff valve on both sides of the tank? If so, wait till it hits 60 and close both valves. See how long it will hold that pressure. It should be for many hours. If not, the tank is leaking.

I'm guessing that the leak answer is the right one. Too little water would cause it to run too long, not cycle too often.

Most well systems pump water out of the ground and into a storage tank. This tank is allowed to "pressure up" as it fills up to provide the appropriate water pressure in the house, and also to determine when the tank is full. If you have a leak in the storage tank or any line downstream of that tank, then you will be losing water and the well pump will have to start to refill the tank. Look for a leak somewhere and fix it. This will save you both water and electricity.

from the sound of it your tank has lost its precharge. if it is a diaphragm type of tank the diaphragm is defective and leaking if it is a single chamber tank shut off the pump open a faucet and use a compressor to pump air into the tank. There is usually an air stem at the top of the tank. pump til you get air out of a faucet. shut the faucet and turn on the pump. you may have to repeat this from time to time. on these type systems the top portion of the well pipe usually has a section that forces a small amount of air into the tank every time it cycles. if you had the well worked on they could have omitted it when they reinstalled the pump. The other way to accomplish the same thing would be to shut off the pump, open a faucet and then find the drain for the tank. Open the drain and let the tank drain out. Shut the drain and turn on the pump. when water runs out of the faucet shut it off. you may experience plugged aerators from material loosened in your pipes for a short time following this procedure.

If you have a shut off valve between the pump and the tank, shut it off, if it holds pressure there then you could have a bad foot valve or debris in the foot valve ( valve at the bottom of the well that holds water in the line). It could also have a leak in the pressure switch.

Your pump is short cycling. Most likely the pressure tank is either water logged or the switch is bad. Call a well specialist or plumber to make a positive determination. Good luck.

Make sure your pressure tank has about 28 lbs of pressure, thats the mose common pressure for most tanks. If it doesen't pump it up to 28 lbs and if it holds you might have to check it perodically. If is won't hold pressure you need a new pressure tank! Good luck!

THIS MAY BE A SIMPLE FIX OR A HARD ONE.DOES IT ONLY DO WHEN RUNNING WATER??? YOU NEED A NEW PRESSURE TANK. IF IT DOES IT ALL THE TIME YOU HAVE A LEAK. IT COULD BE UNDERGROUND,UNDER THE HOUSE, OR IN THE WELL. IN EITHER CASE CALL A DRILL COMPANY THAT INSTALLS BOTH PUMPS AND TANKS. THEY ARE NORMALLY CHEAPER THAN A STUPID PLUMBER.

You most likely are pumping out of a shallow well and the water supply can not keep up with the pumping need.
