Emergency maintenance : When a machine is "down" and incapable of making/ doing what it is ment to do at an inopertune time.

Preventive Maintenence: Is scheduled "down time" for said machine to replace wear parts or repair the machine at a convenient time before it becomes an emergency.

Predictive maintenace: monitoring said machine with infared or vibration technology etc,etc. To find repairs that need to be addressed as preventive maintenance. Before they become an emergency situation.

YES, that is an emergency issue. He'll get to it during the week? NO..... That is ridiculous. You pay your rent which entitles you to live in a functioning apartment! If you really wanted to be harsh, you could file for a rent abatement, especially if you go longer than a few days like this. Be very careful, I had this problem and was bathing my son in the tub when the ceiling collapsed, luckily neither of us were hurt! You could call the Health Department in your town and ask them for advice, which is what I did. You should definitely argue the $100.00 fee, that is ridiculous, I'd take it to court if you have to! You should NOT have to live with a bucket in your bathroom, that is ridiculous! Technically, if you'll be without a bathroom while they fix it, your landlord is responsible to pay for a hotel room for you while it is repaired.

That's an oxymoron. Emergency maintenance is a repair.
