i'm not sure why it is specifically a japanese family that you wish to rent to, but...
to rent to them, realize how they value cleanliness. they specifically like immiculately clean floors... think of how they live in japan.
they generally like it when they walk into a home that has contemporary furniture. why? gee, i do not know, i have just seen this with my japanese clients a number of times. they tend to buy the condos (not houses, condos) that are contemporary in design and especially furniture! interesting!
japanese people also generally like nice yards. they like to garden.
i would go to a bookstore that has books about japanese architecture, the japanese way of life, how they eat, how they walk into the house without shoes, how they value bathing (oh, and one thing more: they value their cars, so a garage is good).
just make sure that you are not doing anything against TN law, in terms of discrimination. call city hall in memphis and find the department that runs rental housing. ask it about what could amount to a discrimination charge being brought against you.

By checking their credit worthiness, checking up on their past rental history by calling past landlords, and then signing a lease with them.
Same answer for any an everybody else who wants to rent your house.
