Depends on BTU output of water Heater. Tankless one will work but it has to be piped in to do what you want it for.

i dont think a water heater will produce enough heat to warm a house over 800 sq ft

use a normal 30 gallon oil fired hot water heater it will do it i done it in garage with pump and glucole in system if your in cold country so it don't freeze
