I went to building cost.net....but it doesn't really do anything it just keeps taking you to different sites

In todays market, and depending on location, without considering cost of the LOT, You could pay up to $200 a sq. ft.
Certainly I wouldn't do it for less than $175 per sq. ft.

In my area there are about 3 builders that have their own floor plans-- usually 15-20 to choose from. The 2000 sq ft range ones cost around $99,000-120,000 for the basic ramblers, usually 3-4 bedroom and 2-3 bath. It includes the foundation, siding, windows, doors, etc, and everything in the interior.

You have to pay for the lot, utilities, (septic, well, or hookups, power, phone, cable, etc.) permits, etc.

Look in a couple newspapers-- you should see ads for houses "stick built on your lot for $______ per square foot!" then go visit their homes and get their price lists and plans.

You'd have to buy the lot,

There are many variables that will determine the cost. What state, city, single story, two story, with or without basement, septic system or sanitary sewers, with or without attached garage, building materials (stone, brick, cedar siding, vinyl siding) type of roof.etc.
Ive seen prices from $130--$200 per square foot. Do the math!

Phone a contractor(s) ask what they charge (materials only) to build. the cost per square foot, then do the math.

BUILDERS IN TEXAS PROBABLY BETWEEN $50 & $60 - SQ. FT., THIS SHOULD INCLUDE LAND/LOT COSTS OF 25K. THEY WERE IN THE LOW 40's WHE I GOT OUT IN 1997.
BUILDER COST - LAND, LABOR, MATERIAL! THEY WILL SURELY CHARGE YOU MORE! ONE STORIES COST MORE ( MORE ROOF & MORE CONCRETE ) COMPARED TO 2 STORY! MID RANGE FINISH OUT.
