Oblivion - The best RPG out there
Gears of War - 3rd Person Shooter
Call of Duty 2 and 3 - WWII First Person Shooters
Fight Night: Round 3 - Boxing

I would say Oblivion is a must-have; maybe Madden 2007 if your a big gamer, but it really isn't too much better than the last ones; and Gears of War is the newly acclaimed killer-app for the Xbox 360. That's all I can say are must-haves, but Saints Row is fun (kinda like GTA) and Battlefield 2 is fun to play online.

Must-have games: Gears of War and Rainbow Six:Vegas
I own a lot of games and those 2 are the ones I would say every 360 owner should have.
I hear F.E.A.R. is an ok game and is worth a try. Call of Duty 3 is good but the lack of a cover system stinks(especially after playing Gears and R6:V which both have great cover systems)

oblivion is fun for a little while but not a must have
the two musthaves are
GEARS OF WAR
and
DEADRISING
madden is sweet if you like it but trust me you have to get deadrising it is sweeeet so is gears of war
