Somebody already has a contract on the condo. The scenario is one of these two:

1 - Their contract is for $235k, but you can have the condo for $303k. The original (investor) buyer makes $68k for being there early.
----- or -----
2 - Their contract is for $167k, but you can have the condo for $235k. The original investor makes $68k for being there early.

You sign the contract, and buy the condo from the company building them, but you pay the investor $68k for "assigning" the contract to you.
