You should have a conversation with any firm you considering - ask for a sample of their report (they should present a final report for every inspection), ask what areas of the house are included, if you have specific areas of concern make sure they are written into any agreement you reach with an inspector. Make sure they have experience with the area you're new home sits in. You want someone who's familiar with the style of home you're looking to buy. You might even ask for one or two references just to be on the safe side. For most people, buying a home is a very large investment. Don't be afraid to ask questions and make sure you're getting what you want from the deal.

The home inspectors that I have used check for obvious defects like water leaks, rotted wood, roof damage and appliances operating properly (baths, showers, sinks, toilets, water heaters, HVAC, dishwashers, etc).
If you have specific structural suspicions, ask the inspector what happens if he gives the house a substantially positive rating and major structural problems are found after the purchase. He should tell you whether he is qualified to test/look for structural integrity. He may refer you to a specialist.

Its based on Sqft. typically in Ca. $210 for a home / condo/ twnhome. or flat in some areas. Less than that for a home less than 1500sqft. Hope that helps
