It really depends on the law in your area.

In some places the receiver has to honor your lease and your rent becomes payable to them, in other places they don't have to honor it and can evict you .

Yes, the foreclosure is not a voluntary sale, the buyer at the trustees sale, nor the lender foreclosing, are required to honor any existing lease agreements.

They have to honor your lease, but if they want you out they will make sure you have followed it to the letter. Any diviation on your part opens up the door for them to evict you.

The laws vary by state, and in some places, city and county. You should have tenants' rights, which I believe gives you 30 days here in Michigan.
