Ok,my dad was having trouble with his house payments and was ashamed to tell me.Well he lives on a lake and the house is worth around $90,000. He owes around $40,000.My sneaky cousin and his wife who is an assistant manager at a bank got him to sign a paper that promises he will sell it to them for $40,000 and my dad will get nothing left and they can sell it for almost double that.Is there any my dad can get out of it since he only signed it in front of them?I wasn't sure if there were more final papers to sign since they didn't go thru a realtor but the papers did say he promised to sell to them.I yelled at him and said at least if I or his good friends would of bought it we would give him most of the extra money we made to him.Is there any point of me getting a lawyer for him?He isn't very good at understanding any of this and has a lot of pride so now I'm trying to help him out of this.Do I have a chance to help him or is it too late?I want to save his house.

yes, get a lawyer immediately. Your father has a number of causes of action availabe to him including (1) fraud; (2) slander of title; (3) elder abuse.

If what you are saying is true, then your cousin is going to be in a world of hurt. Get a good lawyer fast. If you're lucky, you may find one willing to take this on contingency.

You've got a very good chance of getting the paper he signed declared ineffective especially if he didn't understand it and there was no "return". In other words, in a legit contract, both parties give and both get and if he didn't "get" anything for his signature, you've got a good shot at it. BUT get to an attorney PDQ. Find a good one.

take a second mortgage or a fifty thousand dollar home equity loan. for all you know without paying a realtor commission they get 10 grand in equity.. good deal for both. find the note and lets see what it says. another trick i would use is put the house up for sale and require forty-thousand dollar earnest money. lots of stuff you could do.

yes by all means retain a decent attorney as quickly as possible they have shamed him good and it is not only unethical it is Illegal, and you need to get it stopped immediately ,the longer you Wait the harder it will be and you are liable to run out of time under limitations, good luck
