Water doesn't seem to be as hot as it should be unless I take a shower 15 minutes after a refill.

A water leak is an indication it's time to replace the tank. Your problem sounds like a recovery problem. That is, it's taking longer to reheat the water than before. Could just be because this time of year the water coming in is much colder than before. Try turning the thermostat to a warmer setting before you replace anything.

Gas water heaters have a lifespan of about 10 years. Sometimes they just decide to take a dump...literally. They rot out at the bottom and one day you'll awake to find 40 gals of water flooded your house...no warning. Sediment builds up on the inside and the bottom corrodes. Could be happening to yours, not sure about the water not being hot enough, but that doesn't sound good.

That's a good sign! If your water heater is around 10 years old, you should think about replacing it, if not you'll eventually see a leak, and that my friend, is the only other reason to replace a gas water heater!

Yes, it does. Anytime you upgrade any portion of your property legally, you will need to do it to current code. So let's say that you decide to replace the electrical system in your home built 50 years ago. Not only will you have to replace the system but you'll be responsible for upgraded conduit, etc. Pay him and move on. No biggie. FP

if hot water doesnt last long dip tube might be broken. time to replace is when water is dripping on floor. some stain or rust is normal on old units,15 min dont sound bad to get hot water again

The burners could need cleaning.. Call a furnas rapairman and have him check it out

tank may have sediment buildup not allowing the heater to heat to it's full potential.
