yes ! no venterlation within the chimney (its comming down but not being draged out) "layman terms "
you must venterlate the chimney at low level to get the flow of air
::a small vent wll do
or open up to make a feature ,and put the vent in above ???
2nd option fill the chimney with concrete with a dpm at the top and base (would not recomend!!)

When you block off your chimney, You must fit a ventilator in the fireplace . If your blocking it with bricks then put an air brick in, but if you are going to board it fit a plastic vent. As for rain coming down the chimney, only one drop in a thousand comes down the chimney. It is also important to make sure the chimney is open at the top. The ventilator allows air to circulate in the chimney and stops any damp.

Hard to tell without more details. Is the chimney tightly capped so that water drains off the top properly? If the cap is cracked or holding water, then perhaps you're right. Another possibility is a leak in the roof joint with the chimney, or with one of the pipes coming out of the roof. Try going into the attic when it rains and look for moisture.

You really should have an air brick or grille in the wall where the base of the fireplace used to be. This will allow air to ventilate the chimney and prevent this dampness occurring

If it's blocked of and the patch appears its probable...
Provide ventilation either in a window pane or in some other fashion like that.
Failing that there are moisture removers available at the shops as well.

it probable is ..first.. is the chimney open at top ..it should be but at least it should have a pepper pot on top.. this is a capping pot with holes all round to ventilate ..internally there should be at least a 9 by 3air brick or vent grill in the fireplace area ..above the skirting board .. this will create a continual air flow

you could fit a flue vent,(mushroom cap)on top of the can or it could be cement around the base of the can but it sounds as if it might be the pointing or lead flashing where the slates meet the chimney stack.

sounds like the flashings on the chimney stack are loose or need pointing.only takes a good gale to move them
