My friend was born at an address which land belongs to his grandmother. His grandmother died 25 years ago and the title deed was lost. There are no will to the land. He did not claim till he realised and checked that that land is still vacant till now.

All he has is his birth certificate which reflected on that address although his grandmother has more land properties other than that address.

How do my friend start doing the claim and is there a good chance to claim the land?

The deed is probably still in his grandmother's name, but the simple way is to check with the county. If there is no will, and the taxes are paid up, he should open an estate. That will allow him to get the deed transferred. If there are other descendants, they are eligable to inherit at least a partial title in the property.

The deed (or at least a certified copy) is not lost. Your county courthouse has a copy. I doubt the property has been just sitting there for 25 years. Unpaid real estate taxes accumulate. The county notices such things. It may have been sold at auction years ago. A simple title search at the county courthouse will tell you everything your "friend" needs to know.

He needs to get a lawyer.

Even if the deed was lost b the family, the local courthouse should have a copy.

Also, who has been paying property taxes (if any in your area)? The lot might have been sold at a tax auction.
