Think about the situation in real terms not TV sitcoms. Seldom do roommates get along with as much ease as they do on TV. I've had lots of roommates over the years. Some were pigs and I was always cleaning up after them. Some were neat freaks and they drove me crazy (how many times a day does a kitchen floor need to be washed?). Some stole my food while others stole money from other roommates. Some didn't pay their rent or their portion of the phone bill. Roommates can be a real pain. Sit down and write out what you want in a roommate. What you expect from them and what they responsibilities to the household should be. Be realistic! Bathrooms and kitchens need to be cleaned and everybody has to take their turn. Who cooks and when? Who buys food and who eats it? Splitting the grocery bill is great but there will always be somebody who wants steak while they expect everybody else to eat canned tuna. When is quiet time? If you have someone who is a night owl while others have to get up at 5:00AM, it is not going to be a happy household. Write out the rules and make sure everybody follows them but by prepared to deal with everything that comes up outside the rules. I wish you success because when it works it's great and you can have a lot of fun.

If you get the wrong person it can really be a nightmare, but it's a great way to save money. Put an ad in the paper and literally hold interviews. Whatever you agree to, write it down and both of you sign it. Be very clear as to what the arrangement is so there is no confusion as far as bills. Make sure it's ok to even have a roommate, they have to be added on to your lease unless you own a house. Roommates end up in court ALL THE TIME, so it's critical you find a person who is responsible and has a good character.

definalty!!! make sure you put in who buys food, thats the biggest problem ive always had with roommate....but it doesnt have to drawn up by a lwayer,,, it just has to make sense to where both partys agree and sign....
exampl...
i agree so and so pays such an amount on the first ( or bi weekly, whatever you agree on) if person fails to do so, he will be isseued an eviction order..( by the way, in cali, you MUST give a person 30 days to move out.otherwise, YOULL have to pay them) also put who buys food, who pays utilitys, if guests are allowed, anything you can think of that may bug you, put in the contract!!! ..

1. write a contract - require at least 30 days notice.
2. do a background check!!!!!
3. get a security deposit (at least one months rent)
4. get first and last months rent up front
5. get some references and call them.
6. before they move in make the rules very clear and specify who would pay what.. and include that in your contract.

Take it from some one who has an ex-best friend who was the roomate from hell. Get everything in writing and sets some house rules. Don't cut any slack, because if you give them an inch they will take a mile.

First thing is check your current lease that you signed and see if you are allowed to
1.) sublease
2.) have roommates
3.) what the limit of people is for occupancy
Then get a roommate agreement and sign it with each of the roommates, if the lease allows you to do it.
Happy Holidays, and Buena Suerte
