Permits and inspectors--they are human and sometimes one will tell you that you have to change something before they will sign off. You pay extra to have someone to make the changes, then the next person that comes out say it's OK, you didn't have to do the extra change.

Finding dependable people to do what they tell you that they are going to do. We hired contractors for the varies jobs. One would complete his work, the next people would be a flick. The third person could not start as promised because the second person did not show or complete their part. Allots of phone calls back and forth.
Weather is a major factor also. If you are pouring cement the ground have to be just right, or you will have uneven grounds.

Wrong raw materials or colors not matching as you ordered in the store. Wait for materials to be picked and exchanged can throw your deadlines off, off, by many weeks.

All of the permits required! Every inch of the floor plan and every single buidling material needs a seperate permit.

Also, contractors tend to be flakes. If one is late getting his part done the others have to wait...and they charge you per day even if they are not working.

Lastly, make SURE that there are NO EASEMENTS!! PIA!!!
