"Officially" is the key word here. Before any rapport is established on a personal level it is best to "break the ice" by commenting on
"neutral topics" like the weather, location, sports etc. Do not express any opinion or be judgmental, just introduce topics and be a good listener. With the "official" response you should be able to gauge a few things that will help you off to a good start.
1) Level of interaction desired by visitor.
2) Visitor's main interest and concerns.
3) Visitor's level of intelligence.
4) Personal Chemistry.
5) Identifying common ground and accentuating the positive, "icebreakers".

Good luck. After that trust your gut instincts, experience and intelligence. Try to see where your guest is "coming from", what is the agenda. Communicate your concerns and introduce your agenda gradually. Let the games begin. Communication is a delicate dance. Enjoy.

Pick something interesting you notice about the person and ask them about it. Or ask a general question about something in your immediate surroundings.

Make a small talk..weather etc...stay away from subjects which are a taboo
