but my fiance has a criminal record will he want to pull reports o n the both of us, or should i tell him i want only me on the lease and my fiance and daughter as an occupant also, i have bad credit and rental history but re-building my credit and history

Kinda up to you. I don't think his criminal record will be a problem unless it was murder or child abuse. Those you would have to let the whole community be aware of and it might make life for you there uncomfortable. Buying a house with bad credit is a very very very painful experience, been there done that....

But alas, you must rebuild your credit, so you are starting in the right place by renting. Usually though, when landlords do checks its only credit (in my experience anyway)

If he's going to be living there, the landlord is within his or her rights to require him to be a party to the lease, AND to run a background check on both of you. This is common practice.

Even if the landlord does not require your fiance to be signatory to the lease, a background check on any adult occupants is common practice.

Whether your fiance's crimminal record will affect your getting the lease is up to the landlord. What the conviction was for, how long it's been, etc. all come into play.

You can list your fiance as an occupant, but he does not have to go on lease itself. Many times they run the background of the applicants. Depending on what type of criminal record he has it may not even matter, unless it is for drugs or a violent crime. Now if it has to do with one of them, I would suggest going with the occupant idea.
