x^2 – 4xy + 12ax – 48ay = x(x-4y)+12a(x-4y) = (x-4y)(x+12a).

This type of factoring is known as "grouping". What you would do is take out a common factor from the first two terms, then take a common factor out of the last two terms.

x(x - 4y) + 12a (x - 4y)

Now that you see they these two (complex) terms have the common factor of x - 4y, you now pull out (x - 4y) out of both of them.

(x - 4y) (x + 12a)
