Question 1: Is Santa real?
Santa WAS a real person. His actual name was St. Nicholas of Myrna and he was born on [approximately] December 6th. He was a Christian Bishop who was well known for giving gifts to the poor, esp. women and children. He may of also been a mariner. There is an account where he saved a ship and crew during a storm. It was about 200 years after his death that he became a Catholic saint. He inspired others to give and may have inspired the Christmas celebration. Between Jesus's death and about 300 AD, Christians didn't celebrate Christmas at all. Winter Solstice was the holiday that was celebrated, but that holiday, which honors the goddess, didn't address the needs of the growing Christian groups.
Sadly, like all foreign traditions, Santa was Americanized. In our myth, he got really fat, wore a red suit, owns 8 reindeer, and enslaves elves. The workshop elf myth was added in the 1800's by a bunch of Victorian people.
Question 2: Can a large man really fit down your chimney and bring the whole world presents in just one night?
IMHO, since Santa doesn't currently walk the world in flesh and blood (much like Jesus), it's very possible that he returns to this world every year in spirit form. Only a spirit can fit down a modern chimney and bring the whole world presents in just one night. He could visit millions of houses in one time zone in just a few minutes. A spirit form would explain why he doesn't trip any alarms or aggravate any dogs.
Once Santa gets down the chimney he would materialize, drop off the material presents, become spirit again, return to his reindeer, and travel to the next time zone.
If you read any paranormal accounts, you would know that ghosts area known for taking material items (like keys or books) from one area and then dropping the item in another area. I've done some paranormal investigating in real life, so it's very possible that a spirit version of Santa could really exist.

Santa sucks in his gut to go through the chimney. If he can't fit in the chimney or there is no chimney then he uses the door or window if it is locked then he picks the lock to get inside. The reason Santa can deliver presents to the whole world in one night is that Santa's sleigh is actually a time machine. He keeps going back in time to the same night to deliver presents. If he runs out of time he goes back in time to deliver presents to each house. That is why Santa is old because he suffers from premature aging since he spent a long period of time in one night.

Hmm, that's a toughie. I'm sorry to say that your friend Santa is indeed, not real. On the bright side, Santa was once alive. He started making trips to small towns to give toys to children. Soon this happy little tale turned into the impossble, such as flying reindeer and sliding down chimney pipes that are 2 inches in width. Sadly our friend had mortality like the rest of us and soon died. From then on, he was known as Saint Nick or, as we call him, Santa Claus. Parent began buying the presents for their children and secretly putting them under the tree after the kids were asleep. Sorry if I rained on your parade, but it's always still fun to believe! =-D

I suggest you watch the movie "The Santa Clause", starring Tim Allen, which explains the phyiscs behind a large man fitting down a chimney.
Then you can decide on your own... because "real" is an ambiguous word.

He is real to each person in a different way and with that Santa is viewed by each person differently. I am 35 years old and I still beleive in Santa. He is the reason that no matter how bad it is for me at Christmas time that Christmas still is good for my family. It is the spirit of him that keeps me grounded at Christmas and that I don't get caught up in the gift giving but that true spirit of Christmas.
