I've been in my house for a year and spent about £7000 on it but I'm very unhappy there - should I sell or hang on to recoup any losses.

It is possible to sell PROVIDING that the property will be vacant on completion i.e. the tenant has already gone. I once looked at a property which had a tenant in it, and she was about to move out. Don't know if there'll be any additional paperwork though. You need to consider how long the tenant has and factor whether its short enough for a sale to go through. If there are 6 months to go, then it would be a problem if the buyer is in a chain, as most chains won't wait that long. Also, you could get a first time buyer, or cash buyer, who may be able to move quickly.

Why are you unhappy there? Think before you sell. Realistically, would you be any happier somewhere else? If the truthful answer to this question is no then sort out the happiness issue first and then decide whether to sell. If the house is the cause of unhappiness (?) then sell.

You really need to research the market in your area. Go and talk to an estate agent (preferably someone who works in the office, not someone who's on commission!) You need to know if the market is going up or down. If it's going down, then you should sell a.s.a.p. If it's going up, then you could give yourself 6 months and feel better about going.

My husband and I had horrendous problems in our first house together and were driven to leave. Luckily it all worked out fine and we found a nicer house and didn't lose out financially.

Bottom line is, do a bit of research, make an informed decision and you'll feel good about it.

Sell it, and make sure you get what you put into it. If the improvements were put in the right place it should increase the house value.
