Give yourself some time to get used to the property and the tenants, and for them to get used to you, before asserting yourself at all. You don't want to come in and immediately lay down the law, or you will get no cooperation at all from the tenants. Keep your eyes and ears opened to find out where the trouble spots are, so that when you start to take action, you know where to do it. Also, whenever dealing with a tenant over a lease violation, failure to pay rent, etc, try to depersonalize it as much as possible - make it clear that it is the company's decision, etc, that you sympathize with the tenant, but that "you're just doing your job." That way they are less likely to think there is wiggle room, and they are less likely to hassle you to try to get that wiggle room.

I used to live in a condo situation like yours. They were owned by private individuals but leased through the reality company. What I liked most in our property managers were qualities like friendliness, helpfulness, and promptness. Whenever I had a maintenance issue it was handled within 24 hours. A good communication system with your maintenance workers is key! Also everytime I went into the office to pay rent and such they were so nice, and were so friendly. It's pretty much like any other job. Get your job done, be organized, do what you say you will do, and don't be afraid to ask for help when you need it! Best of luck in your new position! Merry Christmas!
