it's a reference to treasure maps.

on a map the x always marks the spot where the treasure is buried. And thus in the early days of swashbuckling and scams because of swash bucklers maps, genuine and fake were made and thusly, the phrase enterred out vocabulary.

'Is it a therm that they use or what is it? Thanks'

What is a 'therm'?
Who are 'they'?
What do you mean by 'what is it?'

'X marks the spot' famously (or not so famously in your case) refers to the legend that buried treasure is marked by a cross.

On pirate or treasure maps, "X" marks where the booty is located.

We use it to show where you can find that item of great value
