Well I would think that if you use double-spacing that it would definitely not be a 500 page novel by the time it got into the book. For one the editors are going to edit it if you let them which you will probably have to do to make them want to publish it. Beyond that if you take the double space and make it single spaced how many pages is it at that point? There should be a site out there somewhere for calculations like this.

Depends of the print for book font size and the layout chosen by the editor. Sometimes they cramp up the words and use small font to save on publishing cost... e.g. Kiran Desai's "The Inheritance of Loss"... winner of this year's Booker prize but I'm not going to read it cos I don't want to spoil my eyesight.
