Christmas in Northern Europe and northern North America is in mid-Winter (surprise!), often with snow.
Leaving doors or windows open - even for only one night - is not healthy. When chimneys were used to replace the smoke-holes in the roof (and chimneys are actually fairly late in being used outside palaces and that sort of building), the only "easy" way for "Father Winter"/"Father Christmas"/"Santa Claus" to enter the house was though it, as it was always "open".

While he tried Atkins, Zone, South Beach, and several other diets, none of them worked. And his poor reindeer could not haul him off the ground very well anymore for his yearly sleigh rides. And so, between avoiding the IRS and FBI for tax-evading practices (he has to sneak in this way, not through doors or windows, so none of the parents can report him) on exporting gifts from the North Pole to random countries AND losing weight, Santa decided to sweat it off by forcing himself down chimneys (particularly when lit). This also helped him burn off the milk and cookies he grabbed at the houses he visited.

Cuz parents always lock the doors so no thief can come in and jack all the gifts that santa brings.. besides he needs to work out and tried to go down chimeneys to loose some weight on the way down to the house
