Hi, I am looking to see how to get qualified or what I can do to get government renters for a guaranteed check. Thanks.

You're setting yourself up for big problems. Tenants who rely on government assistance to pay the rent are the "Problem Tenants From Hell" - they're either filthy slobs, drunks or drug addicts who violate your lease every chance they get, blast loud music and make a general nuisance out of themselves. Sure it's a guaranteed check, but it's also a guaranteed problem too.

Contact your states Section 8 housing office. Also County and Town housing offices.

Now they call it low cost housing. Don't worry about that, it is actually a pretty good deal on both ends, you'res and the tenants.

The deal is, whatever you're rental price, the housing office pays part, and the tenant pays part.

The amount the tenant pays is much lower than you're rental price. So they end up with no trouble paying. Is the way it ideally works.

And you get you're full asking monthly rental price.

The government gets to help solve the housing problem, which should cost less in the end than leaving people homeless.

Good deal, right? Hope it is for you, too.

First of all, Bill P sounds like a bigot. I'm sure he didn't mean it, but insinuating that people who qualify for housing assistance programs, or were made homeless by an event like Katrina are filthy rodents is a horrible thing to say and an even worse idea to promote. He should apologize for that. Further more, he is incorrect, people who rely on housing assistance programs are actually better about taking care of your investment property because if they damage it, or break your rules or the programs rules, not only will they be evicted, they will lose their benefits. These are working Americans, not crack heads, these are the people who sack your groceries, drive your ambulances and take care of your children. Clearly not beasts who cannot be trusted. I encourage you to look into your local housing assistance authority and offer your property to housing choice voucher holders. You can still screen your tenants, you can charge them market rate (up to $1024/mo for a 3br in Houston) and if they violate the lease you can evict them, make your own informed decision, but leave David Duke's comments out of your decision making process.
