If its a refurb then they will have to come back after 6 months as that gives it time for movement in the walls i.e cracks in plaster etc.
A snagging list is anything you are not happy with.
Check..
Skirting
Knotts coming out in doors
etc

every little detail(the major probs if any would have been picked up by some sort of clerk of works) ie do the doors shut ,windows shut&lock decorating is ok no marks on surfaces walls the list is very long :::::check everthing (take someone with you and note everything thats not up to your standard)

if gas appliances that they have been signed off by a corgi registered engineer and with boilers the benchmark is filled out the same with the electrics it should be signed off by a qualified electrician and all works are carried out to to current building regs .it might be that you can have the local council building inspector will be cheaper that 3or4 days off waiting for builders ect to turn up
