My father passed suddendly and wrote out a will on a piece of paper which is valid in Louisiana leaving everything to his spouse (my mother) the house isnt paid for but she needs to refinance, Does she need to open a succession in order to get the house in her name to refiance? She was co-borrower on the deed. Also 2 cars need to be switched to her name that are paid for, the childern will sign whatever they have to sign.

How is the deed recorded on the property? It is likely to be as Joint Tenants meaning she should be able to file the death certificate with the deed and get clear title. The bank will help.

The executor of the estate needs to be involved as well, to insure that everything is properly recorded and reported to the Probate Court.

I don't know what a "succession" is, but it might be necessary for mom, as executrix of the estate, to deed the house to herself as heir. But before doing that, or talking to a lawyer, I'd talk to the bank and see what they think. (They won't charge -- unlike the lawyer.) As for the cars, I'd check with the DMV.
