One of the things that puts the prices up is agents fees. You could look in the small ads or shop window ads for somebody looking to rent privately. You could even try looking around the sort of areas you want to live in and see if anybody has notices up. (that's quite common where I live but it does depend on the area) Or negotiate, considering taking on somewhere which needs a bit of love and attention and ask for a lower rent in consideration for the work you have to do. I am a landlord, I can tell you from experience, a good tenant is worth their weight in gold, if you can guarentee to care for the property and pay your rent on time you might be surprised how much leeway you get.

The problem with rentals is that you're paying for location and condition of the rental more than you're paying for square footage.
I've found that in "cheaper" rentals, your landlord will go months without making needed repairs and often has to be threatened. However, to find rentals in your area, check the classified ads of the LOCAL newspaper of the city or county you want to live in. I wouldn't use the "rental rags" because those cost the rental agency to get you into those places. Most house rentals are listed in the local paper, and if the landlord is too cheap to list in the paper, you wouldn't want to live there anyway (they'd be too cheap to do timely or decent repairs).
