She's married, which means she's not available...period. Break off all contact with this woman until she becomes available. Period. Her marriage won't work as long as she's involved with you. Let her work out her marriage issues, but don't be the party to the marriage breaking up. Because if she's cheating on her husband with you, and then you guys wind up getting married, she's more than likely going to cheat on you with someone else. Sorry.

The important word here is MARRIED. Of course her marriage isn't working if she's cheating. Stay away from her and let her work on her marriage. IF the time comes when she's free, make your move. Until then, get away and stay away.
